Cape Town is taking a significant step towards providing accessible and affordable housing opportunities to its residents with a groundbreaking initiative. The city has recently released R103 million worth of prime property along New Market Street, aiming to create desirable living spaces for those earning below R22,000 per month. This 9,000 m² land parcel is set to revolutionize urban living for the city’s lower-income residents with its proximity to major transport routes in central Cape Town.
The flagship Cape Town CBD partnership project aims to develop around 500 well-located units, with 200 of them designated for subsidized social housing rental units. As a city-driven initiative, it is expected to generate additional momentum for the accelerated land release for affordable housing program led by the Mayor. This program ensures that those who have been historically marginalized can access housing opportunities in a well-located area.
The initiative reflects the city’s commitment to reinvigorating neighborhoods, protecting against gentrification, and reversing the trend of urban centers becoming inaccessible to moderate and lower-income residents. Furthermore, these housing developments act as catalysts for economic growth, creating a ripple effect that benefits the surrounding neighborhoods.
The city has already made significant strides in providing social housing opportunities, with 6,500 such units in the pipeline. Over the past five years, 32,666 m² of land has been allocated for social housing, while the city has acquired more than 900 hectares of land for integrated human settlements development purposes. The Mayoral Programme for Accelerated Land Release has already attained critical milestones in five inner-city land parcels, with over 1,300 housing units planned.
Councillor Carl Pophaim, the City’s Mayoral Committee Member for Human Settlements, has called on private sector partners to collaborate with the city to enhance the social fabric of Cape Town and improve its neighborhoods. With the tender submission deadline set for October 16, 2023, the city anticipates strong interest from potential partners.
Social housing in Cape Town adheres to a clear policy framework, with outreach targeted at households earning a gross monthly income between R1,850 and R22,000. Accredited social housing institutions (SHIs) manage these projects, which are developed on accessible land located near urban centers. Tenants enter into formal lease agreements with the SHIs to ensure that rental income is used for the day-to-day operations and maintenance of these complexes.
The City of Cape Town remains focused on providing accessible housing options for its residents. By converting vacant land into valuable living spaces, social housing developments like the New Market Street project have the potential to improve property values in the area and foster a sense of community among residents.
